Fresh plans have been put forward to demolish a Belfast Pub and build 12 apartments in its place.

Developers want to knock down Horatio Todd pub on Upper Newtownards Road Belfast and replace it with one and two bedroom homes.

JWG Developments Ltd previously had a planning application for a three storey building rejected by councillors in December last year, despite officers recommending the plans for approval.

Concerns were raised about the height of the development and overlooking nearby properties, as well as the safety of residents in the event of a flood.

In its latest application, the developers have reduced the size of the proposed building to two storeys.

It states: “The previous application was considered to be out of character with the street scene and general area on the specific basis that it was, in part, three storeys in height.

“This proposal is a maximum of two storeys in height, In redesigning the proposed development in this manner, the concern expressed in relation to character within the previous proposal has been directly addressed.

“Natural Resources were consulted in relation to the previous application. Whilst they noted that the site was identified as lying within an area considered to be at risk from flooding, they did not recommend that the application be refused.

“To the contrary they recommended the imposition of two conditions requiring the preparation of a flood plan and the residents signing up to the NRW flood warning service.

“It would appear that the approach of members in relation to the previous application was in conflict with the advice of NRW.

The proposed development would provide eight one-bedroom apartments, four with two bedrooms, and a total of 24 undercroft car parking spaces.
